A monitored alarm only helps at claim time if the account, signal path, and certificate are real. What homeowners should verify before counting on an insurance discount.

The first clue is rarely the siren. It is the paperwork.

A homeowner is a week out from binding coverage, the broker asks for proof of central station monitoring, and the house suddenly has three answers to one question. The keypad says armed. The phone shows notifications. The cameras are recording. But nobody can say which signals reach a staffed monitoring center, which only hit an app, or what survives when the ISP drops.

On a Greenwich estate, the misses are usually quiet ones: the guest house door that never made it into the monitored zone list, the leak sensor under the mechanical room sink that only texts one person, the gate camera that records to an ENVR Core 300 for months but never reaches a live operator. Insurance discounts get discussed first because they are easy to ask about. They should come second.

What Central Station Monitoring Actually Means

An app alert is not the same as a monitored signal

State Farm's June 16, 2026 guidance separates the issue cleanly: in a professionally monitored setup, a monitoring company reviews the signal, attempts contact, and may notify responders depending on the service; in a self-monitored setup, alerts go directly to the homeowner by phone, text, email, or app notification [1].

Documentation matters more than memory

When the carrier asks whether the home has central station monitoring, it is not asking whether the house contains expensive hardware. It is asking whether a specific protected premises has an active monitored account, what type of signals are included, and whether that protection can be documented.

That is why the right follow-up questions are boring. Can the provider issue a current certificate? Does it show the exact address? Does it describe monitored burglary, monitored fire, or both? Is there a start date and a named monitoring entity behind it? If the application says monitored alarm and the paperwork only proves self-monitored video, the discount conversation usually ends there.

What Your Carrier Is Usually Asking

Which protective devices actually count

Insurers do not all file the same forms, and the discount is never universal. State Farm says directly that available savings depend on the carrier and the policy [1]. Allstate's April 2026 guidance is similarly specific: deadbolts, burglar alarms, fire extinguishers, smoke detectors, sprinklers, and fire alarms may qualify, with monitored alarms generally carrying more weight than devices that only make noise locally [2].

The practical takeaway is that monitored security system is too vague a phrase to be useful. Some carriers care about burglary. Some want to know whether fire is centrally monitored. Some distinguish smoke detection from a monitored fire signal. Some will care about water leak or freeze monitoring only as general loss prevention, not as a named discount category.

That matters because the costly losses are often slow ones. A burst line in a secondary mechanical space or a boiler fault during winter travel can do far more damage than the front door contact ever will. The Technical Checks That Separate a Real Monitored House from a Pretty Dashboard

Backup power, dual path, and supervision

The right question is not do I have battery backup. The right question is which devices stay alive, for how long, and which failures report themselves. If the alarm panel has a battery but the fiber ONT, router, and PoE switch die in ten minutes, the house may still look armed while key pieces of the response path are already gone.

Video evidence only matters if an operator can use it

Recorded video is evidence. Verified video is response.

Alarm.com emphasized that distinction at ISC West on March 18, 2026, highlighting a deeper integration with CHeKT that brings Alarm.com video and alarm events into the monitoring portal to streamline operator workflow, reduce false alarms, and improve response times [3]. That is the real value of video in a monitored environment. Faster decisions.

Ubiquiti is pushing in the same direction. Protect 7.1, released May 13, 2026, added dispatch services and support for DC-09 third-party integrations, alongside remote Arm, Disarm, and Panic controls through SuperLink [6]. The important question is not whether the feature exists in release notes. It is whether it has been commissioned, tested, and attached to the actual account protecting the house.

Deep Sentinel adds another layer that homeowners should understand clearly. Its March 30, 2026 supported-camera list includes Ubiquiti/UniFi AI, G3, G4, G5, and G6 families for third-party camera integration, while noting that some models without two-way audio need a PoE IP speaker and mic, and some onboarded cameras can support live guard viewing without live talk-down [8]. The monitored account is opened early, then the scope changes, then nobody goes back to reconcile the zone list against the finished property. Months later, the owner assumes the entire estate is covered because the UI looks complete.

A certificate that helps with a premium discount can still describe a thinner level of protection than the homeowner thinks is in place.

Environmental signals are installed but not monitored

Luxury homes are full of slow disasters. Condensate overflow. Frozen branch lines. Sump failures. Loss of power in a refrigeration area. Rack temperature problems in a sealed AV closet.

Those devices get installed more often now because the hardware is inexpensive compared with the damage. What still goes wrong is the escalation path. A leak puck under a vanity that only sends a text to one phone is not the same as a supervised water alert that reaches a central station or a service workflow that can actually escalate when the homeowner is unreachable.

Insurers may not always credit those sensors the way they credit monitored burglary or fire, but the house does not care which line item earned the discount. The bigger question is whether the event gets caught before the loss gets expensive.

Long-retention video gets mistaken for monitoring

  • Verify the primary and backup communication paths. Cellular at the alarm layer matters more than optimism about the ISP.
  • Map backup power realistically: panel, communicator, gateway, ONT, PoE switch, locks, gates, intercom, and NVR.
  • Confirm which structures and openings are actually on the monitored account, not just visible somewhere in an app.
  • Ask how alarm events are verified before dispatch and whether local permit or enhanced-call-verification rules affect response.
  • If video verification is part of the design, ask exactly which cameras an operator can see and whether two-way audio or talk-down is available on those devices [3][8].
  • Make sure somebody owns the service layer after installation: call list changes, signal testing, battery replacement, permit renewals, and after-hours trouble.
  • If the house uses Crestron scenes and Lutron keypads, test that Away and Goodnight routines do not bypass protection to hide unresolved faults.
  • Ask who can produce insurer paperwork quickly when the broker asks for it, because that call usually comes at the least convenient moment.
