How We Work Here
A large house is several projects at once: an architect’s drawings, a builder’s schedule, a designer’s finishes, and a dozen systems that have to answer to the same keypad. We carry the technology through all of it, and we are still there after the last trade leaves.
01 · Before Drawings Are Final
We join the architect, builder, and designer at design development, so panel schedules, shade pockets, and the equipment room are on the drawings instead of discovered at framing.
02 · One System
Lighting, shades, music, video, cameras, and the gate on one platform, carried between buildings on fiber. Our Alpine project ties a main house, pool house, and garage apartment into a single system.
03 · Existing Houses
Bought a house with a system nobody can explain? We survey it, document it, replace what has aged out, and bring the rest under support.
04 · After Move-In
Cave Watch monitors the network and control system around the clock and fixes most faults remotely, often before you notice them.
Where We Work
Bergen County’s large homes are not all the same problem. Lot sizes, the age of the houses, and how much is being torn down and rebuilt change what we design. Ten towns have their own page; the rest are covered here.
The Palisades & Northern Valley
From Englewood Cliffs north to Alpine and Rockleigh, along the top of the Palisades and down into the valley behind it. Two-acre estates at the northern end, large new houses on smaller lots at the southern end, and a great deal of rebuilding in between.
Two-acre estates on the Palisades
Most of the borough is zoned for two-acre lots, so an Alpine property is usually several buildings and a gate at the end of a long drive. We link them with fiber and run them as one system.
Large new houses on the Palisades
There is no estate zone here: the largest lots are 10,000 square feet, and the state counted 37 homes demolished between 2022 and 2024. Big houses, close together, where shades and well-behaved outdoor sound matter most.
Century-old estates on the East Hill
The city’s two-acre zone is on the East Hill, where the master plan describes large homes on wooded lawns. The work is retrofit: lighting control, shades, and sound added so that nobody can tell it was done.
The East Hill and the most rebuilding in the county’s north
The state recorded 93 homes demolished here between 2022 and 2024, more than twice the number in Englewood Cliffs or Demarest. Most of our Tenafly work starts with an architect’s drawings.
Large homes from the 1990s and 2000s, due for renewal
State records show that the Cresskill homes sold at the top of the market between 2022 and 2024 were built from 1996 to 2014. Houses of that age often still run the control systems they were built with.
A small borough being rebuilt street by street
The borough issued 159 demolition permits between 2013 and 2024, against 76 certificates of occupancy. Most of what we do here is new construction.
New-build estates in the Northern Valley
We completed a new-build estate here in 2025, engaged from the blueprint stage: Lutron lighting and shading, Crestron control, UniFi networking and surveillance, distributed audio, and a dedicated cinema.
New construction beside an older village center
Steady new building on the borough’s larger lots. We work with builders here on pre-wire and with owners on upgrades to the systems they inherited.
Established homes and two private golf clubs
Established homes on wooded lots. Most of what we do here is lighting control, shades, and networks added to finished houses.
Two-acre zoning in a borough of fewer than a hundred homes
The borough’s only residential zone requires two-acre lots. Properties this size need the same treatment as Alpine: fiber between buildings, a gate on the system, and outdoor coverage planned with the site.
Saddle River Valley & the Northwest
Saddle River, its neighbors, and the lake communities of Franklin Lakes. Larger lots, and private wells and septic systems in Saddle River and some of its neighbors.
Two-acre lots, wells, and septic
Almost the whole borough is zoned for two acres, and the master plan records that most homes rely on private wells and septic systems. Everything we bury outdoors is routed around them.
New construction sets the top of the market
The whole borough is zoned for lots of 37,500 square feet, and its record sale, in early 2026, was a house finished the year before. New houses are wired once; we make sure it is done properly.
Acre lots around the lakes, half upgrade and half new build
Nearly half of the borough’s residential parcels are an acre or larger, and the state counted 43 homes demolished between 2022 and 2024. We upgrade the systems in the houses that stay and design new ones for the houses replacing them.
Older houses and eleven historic districts
The village master plan records that about 85 percent of its housing was built before 1970. Nearly everything we do here is retrofit, installed so that the house looks untouched.
One-acre estate lots above an older village
The borough’s R-1 zone requires one-acre lots; the village center below is older and smaller in scale. We see both new construction and careful retrofits here.
Established homes on half-acre lots
Mostly upgrades and additions: lighting control, shades, networks, and audio brought into houses that were not built with them.
Pascack Valley homes beside the reservoir
New houses and substantial renovations on the borough’s larger lots, usually with a builder we coordinate with from rough-in to move-in.
Rio Vista and the township’s northern estates
Rio Vista is a private community of about three hundred custom homes on one- to two-acre lots. We handle upgrades and new systems there as we do in Franklin Lakes.

Yes. We take over existing Crestron, Lutron, and Savant systems, and when a system can no longer be supported, whatever the brand, we plan a replacement that reuses the wiring already in the walls. It starts with a survey: we assess and document the equipment, recover or rebuild the programming, replace what has reached end of life, and bring the result under a Cave Watch support plan so the next problem has a phone number. During design development, before the electrical and millwork drawings are final. Lighting control changes the panel schedule, shade pockets change the framing, and the equipment room needs space, cooling, and power that are cheap on paper and expensive after drywall. We produce drawings the architect can coordinate, a rough-in scope the builder can schedule, and keypad, shade, and fixture selections the interior designer can approve before millwork is ordered.
