Almost all of Saddle River is zoned for two-acre lots with two hundred feet of width, and the borough’s master plan notes that knocking down an older house to build a larger one is common. Most of what we see here is either a new house on an old lot, or a large house from an earlier decade whose systems have aged.
The same plan records that most homes rely on private wells and septic systems. That matters to us more than you might expect: everything we bury outdoors has to be routed around them.

Before the electrical and framing drawings are final. That is when the equipment room, the conduit between buildings, the shade pockets, and the lighting panels can be drawn in at no cost. After drywall, each of them becomes a change order.
Does it matter whether our street is on Rockland Electric or PSE&G?+–
Not to the design. Both utilities serve parts of Saddle River, and either way we plan for outages: the network, the control processors, and the camera recorder sit on battery backup, and we set the lighting and shades to return to a known state when the power comes back.
Can you take over a system another company installed?+–
Yes. We assess and document what is there, recover or rebuild the programming, replace what has reached end of life, and bring the system under a Cave Watch support plan, so the next problem has a phone number.
