Four-acre backcountry lots, mid-country colonials, and the waterfront from Belle Haven to Old Greenwich, with Darien, New Canaan, and Westport along the shore. Fairfield County estates want one system across several buildings and a generator that passes inspection.

Greenwich, Specifically

Acreage, Water, and a State License.

Greenwich zones its single-family land by lot size, from the four-acre RA-4 backcountry to the small lots near the water, and the four-acre zone also carries the lowest floor-area ratio in town. A backcountry estate is therefore several buildings spread across the land, with a long driveway and, in the Conyers Farm enclave, a ten-acre minimum of its own.

Connecticut is also one of the states that licenses low-voltage work: the C-5 and C-6 limited electrical licenses cover alarm and signal work, audio and sound systems, and telephone interconnect. Every generator in Greenwich needs an electrical permit filed by a Connecticut-licensed electrical contractor, with a survey showing the pad and a load calculation.

01 · Distance

One System Across the Property

The gate, the guest house, the pool pavilion, and the barn are fiber runs with spare conduit, planned before the driveway goes in. One Lutron and Crestron system then covers every building with the same keypads and scenes.

02 · Power

A Generator That Passes

Greenwich requires the generator permit to be filed first by a licensed electrical contractor, with wetlands and zoning sign-offs on the pad location, and the town's noise rules have sent owners to acoustic engineers to keep testing under 55 decibels. We size the generator for the rack and the house and site it to pass.

03 · Water

Above the Flood Line

Westport's waterfront parcels fall in FEMA VE zones, where wave action is part of the risk. On the shore, equipment, transfer switches, and outdoor electronics go above the base flood elevation, and outdoor speakers, cameras, and fixtures are marine-grade.

At a Glance

Greenwich in brief.

Zoning
Greenwich's RA-4 zone is its four-acre residence zone, with a floor-area ratio of 0.0625 and 84 percent of the lot kept as green area; RA-2 and RA-1 are the two- and one-acre zones, and R-20, R-12, and R-7 are named for lot size in square feet. Conyers Farm, a 1,400-acre private association in the backcountry, sets its own ten-acre minimum.
Housing stock
More than a third of Greenwich's housing units were built before 1950 (35.7 percent as of a 2017 count), and the town sees steady teardown and rebuild activity.
Licensing
Connecticut's C-5 limited electrical contractor license, and the C-6 journeyperson license, cover work limited to low voltage, alarm or signal work, audio and sound systems, and telephone interconnect, issued by the Department of Consumer Protection.
Generators
Greenwich requires two permits for a standby generator: an electrical permit filed first by a Connecticut-licensed electrical contractor, with a property survey showing the pad and a load calculation, after wetlands and zoning sign-offs, and a plumbing permit for the gas line or propane tank filed under it.
Market
Second-quarter 2026 median sale prices: Greenwich $4.37 million, New Canaan $2.91 million, Darien $2.90 million, Westport $2.38 million. The four towns produced 18 percent of Fairfield County's sales and about half its dollar volume.
Flood zones
Westport's waterfront parcels fall in FEMA VE zones, where wave action is part of the risk, as well as AE and X zones.
Internet
Fiber reaches about 82 percent of Westport, from Frontier and Optimum; availability varies by street across the county, so we confirm service at the address.

Questions From Greenwich

Greenwich, Answered

Who installs Lutron and Crestron systems in Greenwich, CT?+

Cave Group does. We are a Crestron Elite Gold Partner and Lutron Gold Dealer with offices in Long Island City, New York and Fairview, New Jersey, and we design, install, and service lighting control, shades, cinema, audio, networking, and security for houses in Greenwich, Darien, New Canaan, Westport, Weston, and the rest of the Fairfield County shore.

Does Connecticut require a license for low-voltage work?+

Yes. Connecticut's C-5 limited electrical contractor license and C-6 journeyperson license cover work limited to low voltage, alarm and signal work, audio and sound systems, and telephone interconnect, and line-voltage work needs an electrical contractor's license. We plan every Connecticut project to comply, with panels, line-voltage loads, and the generator permit handled by a Connecticut-licensed electrical contractor we coordinate with.

Can one system cover the main house, the guest house, and the gate?+

Yes, and it should. We link the buildings with fiber, give each one a small equipment location, and run them as one Lutron and Crestron system, so keypads, touchscreens, and the app work the same way everywhere. It is far easier to do while the site work is open than after the driveway and the planting are finished.

Do you handle the generator?+

We size the standby power for the rack, the network, and the house, choose a location that clears the town's wetlands and zoning review, and supply the load calculation and sound data the application needs; the Connecticut-licensed electrical contractor files the generator permit first and the plumber files the gas or propane permit under it. The transfer switch and the equipment it protects are part of our drawings from the start.

Do you monitor the house when we are away?+

We do. Cave Watch is our support program: round-the-clock remote monitoring of the network, control system, audio-video, and lighting, remote fixes and software updates, priority response, and an annual health check. Central-station alarm monitoring and live guard video monitoring can be added to the same plan.
