Westchester, Specifically
A Property, Not an Apartment.
North of the city the problem changes from the board to the property. Bedford's largest residential district requires four acres per house; Scarsdale wrote an article into its code because small older houses were being torn down for much larger ones; Rye's coastline puts a meaningful share of its housing in high-risk flood zones. Each town's building department permits the electrical work, and New York has no statewide electrician's license, so the licensing is local too.
What we design for is distance and continuity: fiber between the main house, the pool house, and the gate; a generator that the village will permit; and remote monitoring for the weeks the family is elsewhere.

Fiber Between Buildings
On a two- or four-acre lot the gate, the pool house, and the garage are fiber runs planned with spare conduit before the driveway is paved. One Lutron and Crestron system then covers every building with the same keypads and the same scenes.
02 · Power
A Generator the Village Will Permit
Bronxville, for one, files the generator, plumbing, propane, and electrical permits together, keeps generators out of setbacks and front yards, limits noise to 65 decibels at the property line, and allows weekly testing only between 10 and 5 on weekdays. We place and size it to pass.
03 · Facade
What the Village Reviews
Scarsdale's Board of Architectural Review approves exterior changes and its Committee for Historic Preservation reviews demolitions. Exterior cameras, lighting, and shade hardware are drawn so the review is a formality.

- Bedford's zoning code sets an R-4A Residence Four-Acre District and an R-2A Two-Acre District alongside one-acre and smaller districts; the town's largest houses sit on four-acre lots.
- Teardowns
- Scarsdale adopted Article XVI of its Village Code in response to smaller, older houses being torn down and replaced with much larger construction; exterior work that changes a house's front-facing appearance goes to the Board of Architectural Review.
- Generators
- Bronxville requires an emergency generator permit filed together with plumbing, propane, and electrical permits, caps generator noise at 65 decibels at any property boundary, bars generators from setbacks and front yards, and limits maintenance runs to weekday daytime hours, once a week.

- New York State does not license electricians; licensing is handled by counties, cities, and villages, so a contractor licensed in one Westchester municipality is not automatically licensed in the next.

- The median price of a single-family home in Westchester passed $1 million for the first time in 2025, reaching $1,200,000 in June 2025 (Hudson Gateway Association of Realtors).
- Electric service
- Consolidated Edison provides electric and gas service in New York City and Westchester County.
- Flood zones
- Rye's roughly 14 miles of Long Island Sound coastline puts a meaningful share of the city's housing in FEMA high-risk flood zones, which bears on where racks, generators, and outdoor equipment are placed.

Who installs Lutron and Crestron systems in Westchester?+–

Can one system cover the main house, the pool house, and the gate?+–
Yes, and it should. We link the buildings with fiber, give each one a small equipment location, and run them as one Lutron and Crestron system, so keypads, touchscreens, and the app work the same way everywhere. It is far easier to do while the site work is open than after the driveway and the planting are finished.
Do you handle the generator and its permit?+–
We size the standby power for the rack, the network, and the house, choose a location that meets the village's setback, screening, and noise rules, and supply the sound data and drawings the application asks for; the licensed electrician and plumber file the permits, which in Bronxville, for example, must be submitted together. The transfer switch and the equipment it protects are part of our drawings from the start.
We bought a house with an old control system. What now?+–
Yes. We assess and document what is there, recover or rebuild the programming, replace what has reached end of life, and bring the system under a Cave Watch support plan, so the next problem has a phone number. Older Crestron and Lutron systems can usually be upgraded without opening walls.
Which internet providers serve Westchester?+–
It depends on the street, and on larger properties on where the drop enters. We confirm what is available at the address before designing the network, and on estates we design for two connections with automatic failover, so a single outage does not take the house offline.
