Smart Home, Lighting & AV in Queens.

Detached houses with gardens and driveways, in enclaves that review every exterior change and were planned without overhead wires. Queens' estate neighborhoods are closer to Westchester in character than to Manhattan, and our New York office is in the borough.

Queens, Specifically

A House, a Garden, and a Review Board.

Queens' estate neighborhoods were planned as communities, and they still behave like it. Douglas Manor is a city Landmarks district with deed restrictions older than zoning; Forest Hills Gardens is a private corporation that approves every exterior change; Jamaica Estates was laid out under covenants that put the wires underground and the houses back from the street.

For a technology installation that means two reviews instead of one: the city's, for anything electrical, and the neighborhood's, for anything the street can see. We design the cameras, the gate intercom, the landscape lighting, and the generator so that both say yes.

01 · Review

Two Approvals, One Drawing

In Douglaston the Landmarks Commission reviews exterior work; in Forest Hills Gardens the Gardens Corporation does; in Jamaica Estates the association enforces the city's most restrictive single-family zoning. We put the exterior devices on one drawing that each can approve.

02 · Outdoors

Underground by Tradition

Jamaica Estates was developed under covenants that banned overhead wires, and the borough's estate blocks share that look. Landscape lighting, outdoor audio, cameras, and the gate run on buried conduit we plan before the driveway and the planting go in.

03 · Power

A Generator the City Will Permit

A standby generator in New York City needs Department of Buildings electrical and gas permits, respects setbacks, and in a flood zone sits above the design flood elevation. We size it for the rack, the network, and the house, and place it where it passes.

At a Glance

Queens in brief.

Douglaston
Douglas Manor became the Douglaston Historic District in 1997: 631 contributing buildings on 197 acres of a peninsula in Little Neck Bay, with private deed restrictions on massing and setbacks that predate the city's 1916 zoning.
Forest Hills Gardens
Founded in 1909 as a planned garden community and run by the Forest Hills Gardens Corporation, which oversees zoning, maintenance, and the approval of all architectural changes to the exterior of its homes.
Jamaica Estates
Most of the neighborhood is zoned R1-2, which its association describes as the city's most restrictive single-family zoning; the original early-1900s covenants required detached houses set back from the street and banned overhead wires.
Market
Malba ranked fifth among New York City's priciest neighborhoods in the first quarter of 2026 with a median sale price of $2.5 million (PropertyShark), and Queens' one-to-three-family homes posted a record median of $910,000 in the fourth quarter of 2025 (Douglas Elliman).
Generators
A permanent standby generator in New York City needs a Department of Buildings electrical permit and a gas permit, with Con Edison notified; in a mapped flood zone, new equipment goes above the design flood elevation.
Internet
Verizon Fios fiber serves most of Queens, including Douglaston and Bayside, with Spectrum as the alternative; we confirm service at the address before designing the network.

Questions From Queens

Queens, Answered

Who installs Lutron and Crestron systems in Queens?+

Cave Group does. Our New York office is in Long Island City, in the borough, and we are a Crestron Elite Gold Partner and Lutron Gold Dealer. We design, install, and service lighting control, shades, cinema, audio, networking, and security for houses in Douglaston, Malba, Jamaica Estates, Forest Hills Gardens, Bayside, and the neighborhoods around them.

Will Landmarks or the Gardens Corporation review our cameras and lighting?+

If the street can see them, yes. Douglas Manor is a city historic district, so exterior work there goes to the Landmarks Preservation Commission; Forest Hills Gardens runs its own architectural approval of exterior changes; Jamaica Estates' association enforces its R1-2 zoning. We draw the exterior devices, cameras, fixtures, intercom, and gate hardware, so that the review is of a plan rather than a surprise, and we keep the rest inside.

Can one system run the house, the garden, and the driveway gate?+

Yes, and it should. Landscape lighting, outdoor audio, cameras, and the gate intercom run on buried conduit we plan before the driveway and the planting go in, and they join the same Lutron and Crestron system as the rooms inside, so one keypad or one phone handles all of it. It is far easier to do while the site work is open than after the garden is finished.

Can we add a standby generator for the systems?+

Yes. In New York City a permanent generator needs Department of Buildings electrical and gas permits, has to respect setbacks, and in a mapped flood zone must sit above the design flood elevation. We size it for the rack, the network, and the house, choose a location that passes, and coordinate the filing with the licensed electrician and plumber.

Which internet providers serve Douglaston, Malba, and Forest Hills?+

Verizon Fios fiber reaches most of Queens, with Spectrum as the alternative, but what is available at a particular house depends on the street. We confirm service at the address, and on larger properties we design for two connections with automatic failover, so a single outage does not take the house offline.
