Tribeca's apartments were warehouses and factories first. The Landmarks Preservation Commission designated four historic districts here in 1991 and 1992 and extended one in 2002, which is why the cast-iron fronts and the oversized windows survive. Inside, a loft gives you volume, and volume is a lighting problem before it is anything else.

Our 2024 Tribeca penthouse was built around that idea: Lutron HomeWorks QSX with Ketra tunable white, so the color of the light follows the day; Crestron control; a dedicated theater with Kaleidescape; and a UniFi network sized for the whole floor plate.

A loft's tall windows flood the space by day and leave it flat by night. Ketra lamps and Lutron HomeWorks let the color temperature and intensity follow the hour, so the same room reads warm at dinner and clear at a desk.

Shades That Respect the Frame

Oversized landmark windows are the point of a Tribeca loft. We fit motorized shades inside the reveal or in a pocket the architect details, hardwired where the renovation allows and battery-powered where the frame should stay untouched.

Above the Water Line

Lower Manhattan's waterfront is mapped as high flood risk, and Sandy left Tribeca's Independence Plaza without working elevators for days. Equipment goes above the cellar, on battery backup, with a network that can ride through an outage.

Who installs Lutron lighting in Tribeca apartments?+

Cave Group does. We are a Lutron Gold Dealer and Crestron Elite Gold Partner with an office in Long Island City, and in 2024 we completed a Tribeca penthouse with Lutron HomeWorks QSX and Ketra tunable white, Crestron 4-Series control, a custom theater with Kaleidescape, and a UniFi Enterprise network.

What is the right lighting control for a Tribeca loft?+

For a full renovation, Lutron HomeWorks QSX, with the loads brought to panels and Ketra where the light should change through the day. For an occupied loft where the walls stay closed, Lutron RadioRA 3, which replaces the existing switches with wireless dimmers and keypads and still runs Ketra lamps in the existing fixtures. Both work from the same app and the same Crestron touchscreens.

Can motorized shades go on landmark windows?+

Yes. Shades mounted inside the apartment are interior work; what the Landmarks Preservation Commission regulates is the window itself and anything on the facade. We fit the shade inside the reveal or in a pocket the architect details, and where the frame should not be drilled we use battery-powered shades, which the building's architect tends to prefer as well.

Does a Tribeca condo board review lighting and AV work?+

Yes, and the paperwork comes first. The building's alteration agreement names the licensed trades, the insurance that must cover the building, and the hours in which work may happen. We produce the technology drawings and the contractor documents the board's architect reviews, and we schedule inside the hours the building allows.

How do you protect the equipment from flooding downtown?+

The rack goes above the cellar, on an uninterruptible power supply sized to keep the network and the control system up through a short outage, and where the building allows it we add a second internet connection with automatic failover. Cave Watch monitors it all remotely, so a fault during a storm is seen as it happens.
