Smart Home, Lighting & AV on the Athens Riviera and Mykonos.

Villas with 60-centimeter walls on an island that quadruples in summer, a riviera where the Ellinikon towers are pricing at €13,700 a square meter, a grid that reaches the Cyclades through one cable corridor, and an Archaeological Service whose sign-off comes first. Greece wants a system planned for the walls, the cable, and the season.

Athens Riviera and Mykonos, Specifically

Planned for the Walls, the Cable, and the Season.

Greece's Council of State has ruled that building permits implemented without prior sign-off from the Archaeological Service are illegal, and Mykonos' draft Special Urban Plan raises minimum plots for new residential construction to four stremmata, eight for exceptional residences. Traditional Mykonian houses have walls 60 to 80 centimeters thick and flat roofs with rainwater terraces, and Chora's architectural committee has only exceptionally allowed a facade that is not white.

The Cyclades are fed by submarine cables from Lavrio; three neighboring islands lost power for about 12 hours in August 2024 at the height of the season, and the 2021 Varybobi fire put the whole region on blackout alert. HEDNO requires a Licensed Electrician Certificate before a connection, a backup generator needs its own registration, and installations are re-inspected every ten years. Starlink has served Greece since 2022, the Ellinikon's Riviera Tower launched at about €13,700 per square meter, and Attica was placed on red-code wildfire risk in August 2026.

01 · The Walls

Wireless Through 60 Centimeters

Thick Cycladic walls swallow Wi-Fi and resist new conduit. Access points are placed per room, Lutron's wireless keypads sit in the existing boxes, and the equipment lives where the architecture already has a cavity.

02 · The Cable

Built for the Subsea Grid

An island on one cable corridor loses power in August. A battery-backed rack keeps the network and the control system up, and a generator is registered with HEDNO and sized with the licensed electrician.

03 · The Season

Open in June, Monitored in January

Mykonos goes from 10,000 residents to as many as 80,000 people and then closes. Cave Watch monitors the system through the winter, and the villa opens from the app before the first guests land.

At a Glance

Athens Riviera and Mykonos in brief.

Approvals
Greece's Council of State has ruled that building permits implemented without prior sign-off from the Archaeological Service are illegal, so exterior works and new construction near Mykonos' protected Cycladic fabric need Ministry of Culture approval before works proceed; under the island's draft Special Urban Plan, new residential plots require four stremmata, eight for exceptional residences.
The houses
Traditional Mykonian houses have walls about 60 to 80 centimeters thick and flat roofs with rainwater-collecting terraces; Chora preserves its streetscape through strict building laws, and the island's architectural committee has only exceptionally allowed non-white facades.
Electric service
The Cyclades, including Mykonos, are supplied by submarine cables linking to the mainland grid via Lavrio; in August 2024 Folegandros, Ios, and Sikinos suffered a roughly 12-hour blackout at the height of the season, and during the 2021 Varybobi wildfire two of three transmission lines collapsed, putting the whole region on blackout alert.
Certification
HEDNO requires a Licensed Electrician Certificate, digitally signed and uploaded with the owner's declaration, before an installation is connected or reconnected; a backup generator declared on the certificate still needs HEDNO's separate registration procedure, and residential installations are re-inspected every ten years under ELOT 60364/HD384.
Internet
Starlink has been commercially available in Greece since April 2022, with typical downloads of 100 to 300 megabits, and is already in use on Cyclades islands such as Santorini, Paros, and Naxos.
Market
Within the Ellinikon development on the Athens Riviera, the Riviera Tower averaged about €13,700 per square meter at launch, Park Rise and the Cove Residences about €11,000, and Little Athens €7,000 to €8,000, with penthouses up to €25 million.
Season and fire
Mykonos has roughly 10,000 to 12,000 permanent residents and a summer daily population of as much as 50,000 to 80,000, with most hotels and services closed from November to March; Attica, which includes Vouliagmeni and Glyfada, was placed on red-code wildfire risk by Greece's Civil Protection authority in August 2026.

Questions From Athens Riviera and Mykonos

Athens Riviera and Mykonos, Answered

Who installs Lutron and Crestron systems on the Athens Riviera and Mykonos?+

Cave Group does. We are a Crestron Elite Gold Partner and Lutron Gold Dealer with European operations in Warsaw, and we design, install, and service lighting control, shades, cinema, outdoor audio, networking, security, and backup power for villas in Vouliagmeni, Voula, Glyfada, and on Mykonos, with licensed Greek electricians certifying the installation under HEDNO's rules.

Can a Cycladic house with 60-centimeter walls get a modern system?+

Yes, designed for the walls. Thick stone swallows Wi-Fi, so access points go in every room that needs one; Lutron's wireless keypads and dimmers go in the existing boxes; and the equipment lives in a cavity the architecture already has. Anything visible outside goes through the architectural committee and, where the Archaeological Service has a say, its sign-off comes first.

What about the island grid?+

Mykonos sits on a subsea cable corridor from Lavrio, and the Cyclades have lost power at the height of the season. We keep the rack on battery so the network and the control system ride through an outage, and size a generator with the licensed electrician, registered with HEDNO under its separate procedure.

How does a project run between New York, Warsaw, and Greece?+

On a project basis, with our European operations in Warsaw. Design happens with your architect from the drawings, site visits come at the milestones that need them, installation and commissioning happen on site with the locally qualified electrical firm the country requires, and Cave Watch supports the system remotely afterward. In 2024 we completed a full technology refit of a 65-meter superyacht during a yard period in Monaco: Starlink Maritime with Peplink failover, UniFi, Crestron 4-Series, Kaleidescape, and Trinnov.

What internet is available on Mykonos?+

It depends on the address, and Starlink has covered Greece since 2022 with typical downloads of 100 to 300 megabits. We confirm what reaches the villa and design the network with two paths and automatic failover, so the cameras, the remote access, and the house survive a cut.
