Smart Home, Lighting & AV on Lake Como.
Historic villas on a protected shore, where the Soprintendenza reviews what touches the outside and can take 120 days, where the power contract trips at 3 kilowatts, and where fiber reaches one address in four. Lake Como wants a discreet system that is approved, certified, and sized for the meter.
Lake Como, Specifically
Discreet, Approved, Sized for the Meter.
Lake Como is a protected zone where the Soprintendenza Archeologia, Belle Arti e Paesaggio reviews any project involving external renovation; technology upgrades in heritage-restricted villas are not forbidden but need a technical proposal, the office evaluates visual impact and may demand discreet installations, and it can legally take up to 120 days to rule. Even replacing external doors, windows, or skylights needs a CILA or SCIA filing.
Italy's standard residential contract is 3 kilowatts, and exceeding it trips the meter; upgrades come in stages up to 30 kilowatts at about €25 a year per kilowatt. TIM's fiber reaches about 1,039 of Cernobbio's 4,058 connectable addresses. The lake hit its lowest recorded level, waterfront villas in Bellagio and Cernobbio run €10,000 to €15,000 per square meter, and Villa La Cassinella sold for a reported €90 million in 2025.
01 · Heritage
A Proposal the Soprintendenza Can Approve
Shade motors, speakers, cameras, and cable penetrations on a protected villa go in as a technical proposal with the architect, drawn for discretion, and the 120-day clock is in the schedule from the start. Inside, wireless Lutron keeps the frescoes and the plaster closed.
02 · Power
Sized for the Meter
A 3-kilowatt contract cannot carry cinema, climate, and a pool. We specify the upgrade with the qualified electrician, keep the rack on battery, and site any generator for Italy's acoustic limits, since standby units are fixed noise sources under Law 447/1995.
03 · Connectivity
Fiber Where It Reaches
Coverage changes street by street between FTTH and FTTC. We confirm the address and design two paths with automatic failover, often with Starlink as the second.
At a Glance
Lake Como in brief.
- Heritage review
- Lake Como is a highly protected zone where the Soprintendenza Archeologia, Belle Arti e Paesaggio reviews any project involving external renovation; modern technology upgrades in heritage-restricted properties typically require a technical proposal, the office evaluates visual impact and may demand discreet installations, and it can legally take up to 120 days to rule. Replacing external doors, windows, or skylights requires a CILA or SCIA filing.
- Power
- The standard contracted residential power in Italy is 3 kilowatts, with about 3.3 available; exceeding it trips the meter's cutoff. Upgrades are available in stages up to 6 kilowatts in half-kilowatt steps, 6 to 10 in one-kilowatt steps, and 10 to 30 in five-kilowatt steps, at roughly €25 a year per kilowatt in fixed network charges; E-Distribuzione runs the local grid and electricity is bought from a separate retail supplier.
- Licensing
- Electrical work in Italian homes, including low-voltage, TV, antenna, and data wiring under DM 37/08 Lettera B, must be carried out and certified by a qualified, registered installation company that issues a declaration of conformity for every network point installed.
- Noise
- Italy's noise law (Law 447/1995) classifies backup generators as fixed noise sources subject to standard limits even when run only for emergencies or testing; technical building systems may not exceed 35 dB(A) for intermittent duty and 25 dB(A) for continuous duty under the acoustic classification system.
- Internet
- TIM's fiber reaches about 1,039 of roughly 4,058 broadband-connectable addresses in Cernobbio, and the technology varies street by street between FTTH and FTTC.
- The lake
- Lake Como reached its lowest recorded level amid glacier melt and drought, more than three feet below the old high-water line, with shoreline erosion and rockslide risk; in summer 2022 its volume fell to a small fraction of its regulated maximum.
- Market
- Waterfront villas in Bellagio and Cernobbio run roughly €10,000 to €15,000 per square meter, with large lakefront estates from €3 million to more than €10 million; Villa La Cassinella near Lenno sold for a reported €90 million in 2025, and American, British, German, and Swiss buyers made up more than 80 percent of the luxury segment as of June 2025.

Lake Como, Answered
Who installs Lutron and Crestron systems on Lake Como?+–
Cave Group does. We are a Crestron Elite Gold Partner and Lutron Gold Dealer with European operations in Warsaw, and we design, install, and service lighting control, shades, cinema, audio, networking, security, and backup power for villas from Bellagio and Cernobbio to Lenno and Menaggio, with qualified Italian electrical firms executing under DM 37/08.
Our villa is under the Soprintendenza. Does that change the work?+–
Outside, yes: any external renovation is reviewed, technology upgrades need a technical proposal, the office may require discreet installations, and it can take up to 120 days. We draw shade motors, speakers, cameras, and cable paths for the proposal with the architect and put the clock in the schedule. Inside, wireless Lutron and Ketra keep the plaster closed.
What about the 3-kilowatt meter?+–
Italy's standard residential contract is 3 kilowatts, with about 3.3 available, and exceeding it trips the meter and cuts the whole house. A villa with cinema, climate, a pool, and charging needs a higher contract, which Enel supplies in stages up to 30 kilowatts at roughly €25 a year per kilowatt, and a battery-backed rack so the network and the control system ride through a trip or an outage. A generator counts as a fixed noise source under Law 447/1995, even in standby, so it is sited and enclosed for the acoustic limits.
Who is licensed to do what in Italy?+–
Italy's Ministerial Decree 37/2008. Electrical work is done by a firm qualified under Lettera A, antenna, data, and signal distribution under Lettera B, each registered with the Chamber of Commerce with a named technical manager, and every installation ends with a Dichiarazione di Conformità. Homes over 400 square meters or with more than 6 kilowatts of contracted power need the installation designed by a licensed professional. We design, program, and commission; the qualified Italian firm executes and certifies.
What internet is available on Lake Como?+–
It changes street by street: TIM's fiber reaches about a quarter of Cernobbio's addresses, and the rest is fiber-to-the-cabinet or less. We confirm what reaches the villa and design the network with two paths and automatic failover, often with Starlink as the second, so the cameras, the remote access, and the house survive a cut.
