Smart Home, Lighting & AV in Monaco and the Côte d'Azur.
Apartments and villas where nothing changes without the Principality's authorization, capes where the shoreline cannot be built on, and a port with 700 berths within walking distance of the front door. Monaco and the Côte d'Azur want one system from the salon to the boat.
Monaco and the Côte d'Azur, Specifically
Authorized, Certified, and Afloat.
Any construction or renovation in Monaco requires authorization from the Department of Forward Studies, Urban Planning and Mobility, with a mandatory technical inspection, and under a 1966 sovereign ordinance no modification to the interior layout or exterior features of an existing building may be made without prior authorization. Only Monegasque building companies may work in the Principality unless a foreign company obtains specific government approval and declares every worker on the site, and in a condominium, work that touches the structure needs the co-owners' approval before the syndic signs the file.
Across the border, France's loi Littoral bars new construction within 100 meters of the high-water mark, the 2024 revision of NF C 15-100 sets the wiring rules, and the Var is 76 percent combustible terrain with mandatory brush clearing. Monaco Telecom's fiber reaches 10 gigabits, Port Hercule holds 700 to 760 berths with shore power at every one, and the average Monaco price reached €57,500 per square meter in 2025.
01 · Authorization
The DPUM Sees It First
Interior layout and exterior features alike need prior authorization in Monaco, and a condominium adds the co-owners' vote. We produce the technology drawings for the architect's file and keep the installation within what was authorized.
02 · Execution
Monegasque Hands on the Tools
Only Monegasque firms may work in the Principality without specific approval. We design, program, and commission; the authorized local firm executes the electrical work to NF C 15-100, and every device we specify carries CE marking.
03 · The Boat
From the Berth to the Salon
Port Hercule's berths have shore power and water, and the yacht's network, cameras, and control can join the apartment's when she ties up. Our 2024 refit of a 65-meter superyacht in Monaco is the reference.
At a Glance
Monaco and the Côte d'Azur in brief.
- Authorization
- Any construction or renovation in Monaco requires authorization from the Department of Forward Studies, Urban Planning and Mobility (DPUM), with a mandatory technical inspection; under a 1966 sovereign ordinance, no modification to the interior layout or exterior features of an existing building may be made without prior authorization. Three permit tiers exist: full, provisional, and simplified.
- Who may work
- Only Monegasque building companies are authorized to work in the Principality unless a foreign company obtains specific government approval and declares all workers assigned to the site; in a condominium, work affecting the structure needs co-owner approval at a general meeting before the syndic signs the permit file.
- Wiring standard
- The 2024 revision of NF C 15-100, the only applicable version since September 2025, requires at least two residual-current devices, at least one of Type A, with no more than eight circuits behind any one; CE marking is mandatory for electrical and electronic equipment sold in the European Economic Area.
- Internet
- Monaco Telecom's fiber network reaches speeds up to 10 gigabits down and 3 gigabits up on its fastest residential plans.
- The port
- Port Hercule, Monaco's only deep-water port, has roughly 700 to 760 berths, about 110 of them for yachts over 24 meters, with 220/380-volt shore power and fresh water at every berth and stern-to berthing for vessels up to about 110 meters on the T-Quay.
- The coast
- France's 1986 loi Littoral prohibits new construction within a 100-meter band from the high-water mark, which limits waterfront development on Cap Ferrat and Cap d'Antibes; the Var is 76 percent combustible terrain, with mandatory brush-clearing deadlines and fines up to €1,500.
- Market
- Monaco's average price reached €57,500 per square meter in 2025 (IMSEE); Saint-Jean-Cap-Ferrat villa land has reached €17,700 per square meter and Ramatuelle €17,200, and Saint-Tropez villas passed €21,000 per square meter in early 2026, about four times a standard Nice house.

Monaco and the Côte d'Azur, Answered
Who installs Lutron and Crestron systems in Monaco and on the Côte d'Azur?+–
Cave Group does. We are a Crestron Elite Gold Partner and Lutron Gold Dealer with European operations in Warsaw, and we design, install, and service lighting control, shades, cinema, audio, networking, and security for apartments and villas in Monaco, Cap Ferrat, Cap d'Antibes, and Saint-Tropez, and for the yachts in Port Hercule, where we completed a 65-meter refit in 2024.
Can a foreign firm work on an apartment in Monaco?+–
Not on the tools, without approval: only Monegasque building companies may work in the Principality unless a foreign company obtains specific government approval and declares every worker. We design, program, and commission the system, and the authorized local firm executes the electrical work. The DPUM authorization and, in a condominium, the co-owners' approval come before anything is ordered.
How does a project run between New York, Warsaw, and the Riviera?+–
On a project basis, with our European operations in Warsaw. Design happens with your architect from the drawings, site visits come at the milestones that need them, installation and commissioning happen on site with the locally qualified electrical firm the country requires, and Cave Watch supports the system remotely afterward. In 2024 we completed a full technology refit of a 65-meter superyacht during a yard period in Monaco: Starlink Maritime with Peplink failover, UniFi, Crestron 4-Series, Kaleidescape, and Trinnov.
Can the yacht and the apartment share one system?+–
Yes. The boat's network, cameras, and Crestron control can join the apartment's when she is berthed in Port Hercule, which has shore power and water at every berth, so the owner's app, the crew's panels, and Cave Watch see one system. The 2024 Monaco refit put Starlink Maritime with Peplink failover, UniFi, and Crestron 4-Series on a 65-meter yacht; the villa side is the same equipment.
Do you take over systems another company installed?+–
Yes. We take over existing Crestron, Lutron, and Savant systems, and when a system can no longer be supported, whatever the brand, we plan a replacement that reuses the wiring already in the walls. It starts with a survey: we assess and document the equipment, recover or rebuild the programming, replace what has reached end of life, and bring the result under a Cave Watch support plan so the next problem has a phone number.
