Southampton, Specifically

Built for the Shore and the Off-Season.

Southampton Village keeps its oceanfront lots at 120,000 square feet in the R-120 zone, and its Architectural Review Board decides what may change on the outside of a house; the courts have upheld its right to refuse work that had already begun. The Village is a summer colony at heart, so most of the year the house has to run without anyone in it.

Our 2024 Southampton waterfront project was built for exactly that: Lutron HomeWorks QSX, Crestron 4-Series control, UniFi Wi-Fi 7 that reaches the marina, and distributed audio indoors and out with Coastal Source. Monitoring, a second internet path, and equipment placed above the flood line are not extras here; they are the design.

01 · Review

What the Board Sees

Exterior cameras, fixtures, and anything on the facade in the Village go through the Architectural Review Board. We draw those pieces for the application and keep the rest inside, where the board has no say.

02 · Water

Above the Flood Line

The Village applies V-zone construction rules even in the coastal A-zones, and Hurricane Sandy put about three feet of water on a Meadow Lane ground floor. The rack, the transfer switch, and outdoor electronics stay above the base flood elevation.

03 · Season

A House That Reports In

Cave Watch monitors the network, control system, audio-video, and lighting around the clock, so a fault in February is fixed remotely rather than discovered in June. Alarm and live guard video monitoring stack on the same plan.

At a Glance

Southampton in brief.

Zoning
Village single-family lots run from 7,500 square feet in the in-village districts to 120,000 square feet in the oceanfront R-120 zone that covers most of Meadow Lane.
Architectural review
The Village's Architectural Review Board rules on exterior changes; a court upheld its refusal of a balcony and roof change even after construction had begun without a permit.
Flood construction
The Village enforces V-zone construction standards in its coastal A-zones. In Hurricane Sandy one Meadow Lane house took about three feet of water on the first floor and Gin Lane lost dune.
Permits
The Town of Southampton's electrical permit application carries its own generator line, with the unit's kilowatts and fuel, and the fee schedule lists generators and battery storage separately.
Market
Southampton Village's median sale price was $3,554,000 in the third quarter of 2025 (Miller Samuel for Douglas Elliman); a Meadow Lane house asking $40 million was the priciest Hamptons contract of its quarter in 2025.
Electric service
The Long Island Power Authority's grid, operated under contract by PSEG Long Island, serves 1.2 million customers; a February 2025 incident left more than 21,500 East End customers without power.
Internet
Optimum is the only wired provider across much of the Hamptons, Southampton included, with no Verizon Fios; Starlink works across the region.

Questions From Southampton

Southampton, Answered

Who installs Lutron and Crestron systems in Southampton?+

Cave Group does. We are a Crestron Elite Gold Partner and Lutron Gold Dealer with an office in Long Island City, and in 2024 we completed a Southampton waterfront residence with Lutron HomeWorks QSX, Crestron 4-Series control, UniFi Wi-Fi 7 that reaches the marina, and distributed audio indoors and out with Coastal Source.

Does the Village review cameras and outdoor lighting?+

Yes, when the street can see them. The Architectural Review Board rules on exterior changes, and the courts have backed it even against work already under way. We draw the exterior devices for the application, keep the equipment inside the envelope, and specify fixtures that the board recognizes as part of the architecture rather than hardware bolted on.

How do you keep a Southampton house running when we are not there?+

With monitoring and redundancy. Cave Watch watches the network, the control system, audio-video, and lighting around the clock and fixes most faults remotely; central-station alarm monitoring and live guard video monitoring stack on the same plan. The network carries a second connection, often Starlink, and the rack sits on battery backup, so a winter outage does not leave the house dark to us.

What internet is available in Southampton?+

Across much of the East End, Optimum is the only wired provider and there is no Verizon Fios. We confirm what reaches the address, and we design the network with Starlink or a second carrier as automatic failover, so the cameras, the remote access, and the house itself survive a cut.

What changes for an oceanfront house on Meadow Lane or Gin Lane?+

Everything outdoors becomes marine-grade, and everything electrical moves above the flood line: the Village applies V-zone rules even in the coastal A-zones, and Sandy put three feet of water on a Meadow Lane ground floor. The rack, the transfer switch, and outdoor electronics sit above the base flood elevation, and the generator goes through the Town's permit.
