Smart Home, Lighting & AV in Water Mill.

Mecox Bay on one side and preserved farmland on the other, with lots zoned at three and five acres. A Water Mill estate is several buildings, a long drive, and a season that ends when the fields go quiet.

Water Mill, Specifically

A Property, Not a House.

Water Mill has more designated agricultural land than any other hamlet in the Town of Southampton, and the Town's Country Residence zones, CR-200 and CR-120, allow lots of roughly five and three acres. On the bay, the waterfront lot line counts as the front and the rear-yard setbacks for accessory structures are doubled, which decides where a pool house or an equipment shed can go before anyone draws a cable.

What we design for is distance: fiber between the main house, the pool house, and the gate, planned with spare conduit before the drive is paved; outdoor audio and landscape lighting on one buried infrastructure; and a network with a second path for the months the house is empty.

01 · Distance

Fiber Between Buildings

On a three- or five-acre lot the gate, the pool house, and the barn are fiber runs with spare conduit, planned before the drive and the planting go in. One Lutron and Crestron system then covers every building with the same keypads and scenes.

02 · Bayfront

Where the Setbacks Allow

On Mecox Bay the rear-yard setbacks are doubled and bayfront construction meets elevated base-flood rules. Equipment pads, generators, and outdoor electronics go where the Town's zoning and the flood line both permit.

03 · Season

A House That Reports In

Cave Watch monitors the network, control system, audio-video, and lighting around the clock, so a dropped connection in winter is fixed remotely rather than discovered in June.

At a Glance

Water Mill in brief.

Zoning
The Town of Southampton's Country Residence 200 and Country Residence 120 zones allow lots of roughly five and three acres; except on the ocean, a waterfront lot's water side counts as its front lot line and accessory-structure setbacks in the rear yard are doubled.
Farmland
Water Mill has the most designated agricultural land of any hamlet in the Town of Southampton, so many estate parcels back onto protected farm fields.
Landmarks
The 1800 smock windmill on Montauk Highway and the mid-seventeenth-century Water Mill Museum building on Old Mill Road are both individually listed on the National Register of Historic Places.
Market
Water Mill's median sale price was $5,200,000 in the second quarter of 2025 across 21 sales, the second-highest hamlet median in the Hamptons that quarter (Miller Samuel for Douglas Elliman).
Electric service
The Long Island Power Authority's grid, operated by PSEG Long Island, serves 1.2 million customers; a February 2025 incident left more than 21,500 East End customers without power.
Internet
Optimum advertises fiber and cable service up to 8 gigabits in Water Mill and is the only wired provider across much of the Hamptons; Starlink works across the region.

Questions From Water Mill

Water Mill, Answered

Who installs Lutron and Crestron systems in Water Mill?+

Cave Group does. We are a Crestron Elite Gold Partner and Lutron Gold Dealer with an office in Long Island City, and our Hamptons work includes a Southampton waterfront residence completed in 2024 with Lutron HomeWorks QSX, Crestron 4-Series, UniFi Wi-Fi 7, and distributed audio indoors and out.

Can one system cover the main house, the pool house, and the gate?+

Yes, and it should. We link the buildings with fiber, give each one a small equipment location, and run them as one Lutron and Crestron system, so keypads, touchscreens, and the app work the same way everywhere. On a five-acre lot it is far easier to do while the site work is open than after the drive and the fields are finished.

How do you keep a Water Mill house running when we are not there?+

With monitoring and redundancy. Cave Watch watches the network, the control system, audio-video, and lighting around the clock and fixes most faults remotely; central-station alarm monitoring and live guard video monitoring stack on the same plan. The network carries a second connection, often Starlink, and the rack sits on battery backup, so a winter outage does not leave the house dark to us.

What internet is available in Water Mill?+

Across much of the East End, Optimum is the only wired provider and there is no Verizon Fios. We confirm what reaches the address, and we design the network with Starlink or a second carrier as automatic failover, so the cameras, the remote access, and the house itself survive a cut.

Do you take over systems another company installed?+

Yes. We assess and document what is there, recover or rebuild the programming, replace what has reached end of life, and bring the system under a Cave Watch support plan, so the next problem has a phone number.
