Everyone Is Renovating at Once.

Grand Wailea, a Waldorf Astoria resort, now has 844 accommodations after a $350 million property-wide renovation and has tentative county approval for 137 more rooms, subject to more than 30 conditions. Four Seasons Resort Maui at Wailea filed for a $16.3 million permit for new pools, a massage hale, and expanded solar across its 383 rooms, and won its Special Management Area permit 5 to 1. Mauna Kea Beach Hotel reopened in February 2026 for its 60th anniversary after a $180 million renovation of all 252 rooms and suites; the Ritz-Carlton Maui, Kapalua renovated its 468 rooms and 107 residential suites for $100 million; and 1 Hotel Hanalei Bay opened 252 rooms on Kauai's North Shore.

The islands set the conditions. Maui's visitor arrivals rose 11.2 percent in the first half of 2025 but were still 17 percent below 2019; Hawaiian Electric carried out its first proactive wildfire shutoff on Maui in July 2025, cutting about 330 customers for roughly 20 hours; Maui County's Bill 9 phases out thousands of apartment-zoned vacation rentals by 2029 in West Maui and 2031 elsewhere; and Hawaiian Telcom declared Maui fully fiber-enabled in 2026. Low-voltage, alarm, and telecommunications work is licensed under the C-15 classifications, with a licensed electrician on permitted work.

01 · Salt

Specified for the Shoreline

Outdoor access points, cameras, speakers, and fixtures for pools, beaches, and lanais are marine-grade, enclosures and conduit are chosen for salt and, on the Kona side, sulfur, and the maintenance visit is scheduled.

02 · Power

Built for an Island Grid

Planned shutoffs in fire weather and hurricane outages measured in weeks. A battery-backed network and guest-room systems, and generator planning with the licensed electrician, so the property stays open and the rooms keep working.

03 · Rooms

Renovated Without Closing

Guest rooms converted floor by floor in housekeeping windows, public spaces overnight, the old and new systems side by side until the last floor, on a renovation calendar that follows the county's permits.

Questions About Hawaii

Hawaii, Answered

Do you work on hotels and resorts in Hawaii?+

Yes, on a project basis. We have no Hawaii office and claim no completed Hawaii hotel; design happens from the drawings with the architect and the operator, site visits come at the milestones that need them, commissioning happens floor by floor on site with Hawaii-licensed C-13 electrical and C-15 electronic-systems contractors on the permitted work, and Cave Watch supports the property remotely afterward.

What changes for a resort on the ocean?+

Everything outdoors: access points for the pool and the beach, cameras, speakers, and fixtures are marine-grade, enclosures and conduit are chosen for salt and, on the Kona side, for sulfur from vog, racks stay out of the tsunami and flood maps, and the maintenance visit is on the calendar. Inside, the guest room is the same Crestron or Lutron room we build anywhere.

How do you plan for the island grid?+

For planned shutoffs in fire weather and for hurricane outages that last weeks. The network and the guest-room systems sit on battery, the generator is planned with the licensed electrician under the state's emergency-generator noise exemption, and the property's own resilience plans are designed in rather than around.

Can a resort renovate its rooms without closing?+

Yes. Rooms are converted floor by floor in housekeeping windows, public spaces overnight, and the old and new systems run side by side until the last floor is cut over, on a calendar that follows the county's permits, which for a shoreline resort can include a Special Management Area permit.

Who supports the property after opening?+

We do, remotely first. Cave Watch monitors the network, the guest-room systems, the public-space AV, and the lighting, fixes most faults without a visit, and schedules one when it is needed; Crestron XiO Cloud, the Lutron dashboard, and UniFi give the technician and the property the same view. Firmware and programming updates are staged floor by floor, and the support agreement names response times and what the on-site staff handle.

Bring the drawings if the hotel is on paper, the room mock-up if it is in design, or the list of what no longer works if it is open. We will tell you what we would do, in what order, what it would take, and how the rooms get commissioned without closing the floor.
