United States
A Record Pipeline, and Rooms That Have to Work.
U.S. luxury hotel construction closed 2025 at a record 95 projects and 22,045 rooms in the pipeline and set another record in the first quarter of 2026 at 102 projects and 25,527 rooms. The Waldorf Astoria New York reopened on July 15, 2025 after an eight-year, roughly $1 billion restoration with 375 keys where there were about 1,400; the Rio Las Vegas reopened as a Destination by Hyatt after a $340 million renovation of 1,500 suites; Austin's pipeline stood at 120 projects and 14,120 rooms at the end of 2025, the fifth-largest in the country.
The operating numbers explain the care: U.S. hotels posted their first full-year occupancy and RevPAR decline since 2020 in 2025, with occupancy at 62.3 percent, an average daily rate of $160.54, and RevPAR of $100.02, while New York City led the top markets at 84.1 percent occupancy and a $333.71 rate. The guest expects a connected room, Hilton's is in more than 2,400 hotels, and the property-management system is in the cloud, with OPERA Cloud at 3,500 properties. We design and commission the whole stack on a project basis anywhere in the country, with licensed local trades.

Questions About United States
United States, Answered
Do you take hotel projects outside New York?+–
Yes, anywhere in the United States, on a project basis. Design happens from the drawings with the architect and the operator, site visits come at the milestones that need them, commissioning happens floor by floor on site with licensed local electrical and alarm contractors on the permitted work, and Cave Watch supports the property remotely afterward. Our New York hospitality work includes Casa Cipriani, The Beekman Towers, OneDutch Hotel, and the Emmons Bay Hotel build.
Which brands and platforms do you work with?+–
Crestron for custom guest rooms and public-space AV, Lutron myRoom for packaged guest rooms and Lutron lighting throughout, UniFi for networks, cameras, and back-of-house access, SALTO for locks and mobile keys, and Opera Cloud, Mews, StayNTouch, and Protel on the property-management side. We are a Crestron Elite Gold Partner, Lutron HTI certified, and a UniFi Certified Partner.
How do you handle a brand's technology standards?+–
We design to them and document the compliance: the network standard, the guest-room platform the brand accepts, the PMS interfaces, and the certification pass before opening. For an independent hotel we hold the same standard so the property never becomes the weak link.
Can you do this in an open hotel?+–
Yes. Rollouts are phased by floor or wing, guest-room work is done in short housekeeping windows, public spaces are converted overnight, and the old and new systems run side by side until the last floor is cut over. Most properties never close a room.
Who supports the property after opening?+–
We do, remotely first. Cave Watch monitors the network, the guest-room systems, the public-space AV, and the lighting, fixes most faults without a visit, and schedules one when it is needed; Crestron XiO Cloud, the Lutron dashboard, and UniFi give the technician and the property the same view. Firmware and programming updates are staged floor by floor, and the support agreement names response times and what the on-site staff handle.

Bring the drawings if the hotel is on paper, the room mock-up if it is in design, or the list of what no longer works if it is open. We will tell you what we would do, in what order, what it would take, and how the rooms get commissioned without closing the floor.
